TERMS AND CONDITIONS
PRICES
The quoted prices include water, electricity, and heating (for the winter season) based on domestic consumption.
RESERVATION
To secure the booking, a deposit of 40% of the total stay price must be paid via bank transfer, and proof of payment must be emailed; failure to do so will result in the cancellation of the reservation. The remaining balance must be paid via bank transfer one month prior to arrival, while cleaning fees are payable upon handover of the apartment keys. Bank checks and American Express or Diners Club credit cards are not accepted.
BOOKING CONFIRMATION
The reservation will be confirmed via email upon receipt of the amount due.
ARRIVAL AND DEPARTURE TIMES
The apartments are available from 4:00 PM to 8:00 PM on the day of arrival (a €100 fee applies for arrivals between 8:00 PM and midnight; check-in is not possible after midnight and will be postponed to the following day) and from 7:00 AM to 9:00 AM on the day of departure, unless otherwise specified at the time of booking. If the apartment is returned after the scheduled time, an additional night's charge will apply.

CLEANING AND MAINTENANCE
Bed linen and towels are changed between guest stays. The owner reserves the right to access the accommodation should cleaning or extraordinary maintenance be required. Smoking is prohibited throughout the apartment (Law 3/2003). Guests are required to leave the apartment clean at the end of their stay; otherwise, an additional cleaning fee will be charged.
Cleaning of the kitchenette is not included in the final cleaning fee (a charge of €80 applies if it is not cleaned).
ACCESS TO AND USE OF THE PREMISES
Use of the premises is permitted provided that other guests and the building regulations are respected. Guests are requested to observe quiet hours between 10:00 PM and 8:00 AM so as not to disturb other guests in the house.
CANCELLATION OF RESERVATION
In the event of cancellation, the deposit paid will not be refunded, unless the booked apartment is re-let to another guest.
EARLY DEPARTURE
In the event of early departure, the guest will not be refunded for unused days; once the apartment keys have been returned, the reservation will be considered cancelled.
NO SHOW
If the client fails to arrive on the scheduled day and has not provided advance notice of a different arrival time, the reservation will be automatically cancelled, and no refund will be issued.
PETS
Pets are permitted in the apartment subject to the owner's approval upon booking. In such cases, the guest will be charged a fee for additional cleaning, to be determined, payable along with the final balance.
SECURITY DEPOSIT
Upon arrival, the client will be required to pay a security deposit of €200.00. This amount will be refunded in full upon the return of the keys, provided there are no grounds for withholding it (e.g., the apartment is not clean, damage, etc.) at the time of departure.
CUSTOMER RESPONSIBILITY
Should the client or their guests cause damage to the accommodation or its contents, the client will be held liable for such damage. Under no circumstances is the accommodation to be occupied by more people than specified at the time of booking. The owner reserves the right to refuse entry to the accommodation if this condition is not met.
OPERATOR LIABILITY
Should the booked accommodation become unavailable for reasons beyond the manager's control, the right is reserved to assign alternative accommodation with the same characteristics as the one originally selected.
